Role Purpose
AVP Builder alliances is positioned to drive strategic partnerships (alliances) with real estate developers and various client aggregators across the country. The role is to support frontline sales team by identifying potential developers and projects, basis the availability of stock (opportunity) for sale, collect requisite documents from the developers, ensure approval of these developers and projects and drive strong relationships in the developer community to assist the specialist mortgages team to generate and convert business.
To develop and implement an Area Centric Strategy for approving Builders and Projects and judiciously grow the Mortgage Business and position the bank to achieve market leadership in the respective areas. Ideate and execute, specific “financing mandates” and “sales initiatives” with select builder to provide the sales team with a preferential access to developers and project booking related data and resultant business. It involves interaction with various stakeholders – internal and external. i.e Builders, Risk and CCS teams, Branch Sales Team, Legal advisors and empaneled lawyers. The incumbent should be aware of the bye-laws prevailing in the respective markets in which the Bank offers Mortgage products.
Principal Accountabilities: Key activities and decision making areas
Impact on the Business / Function
Prime responsibility is to develop and implement a strategy for approving Builders & Projects which are relevant for our target segments and meets our risk policy.
The same is achieved by identifying potential developer’s basis their satisfactory past history, availability of existing stock (opportunity) for sale, collecting requisite documents required for project approval to assist the mortgage team to generate and convert business.
Conduct engagement activities across the builder segment by means of having joint activities at the project sites.
Approval of developers thorough due diligence with the help of various stake holders. (eg : A detailed report from the valuer is obtained which provides developer insight)
Effective co-ordination with internal & external stakeholders e.g., Builders, CCR, Sales and LGA team and ensuring project approvals on time.
Back-end support to Branch RMs and Asset Specialist for the latest one pager reports of under construction properties required for the disbursal of Home Loans
Regular follow-up with CCS team on already logged in projects which are in process
Arranging joint activities with the builders and branch sales team for sourcing Home Loans
Customers / Stakeholders
Ensure the customers who are willing to invest in properties have a wide choice and also provide them the financing solution. Also ensuring the all the key channel partners who are the influencers in this business are associated with us.
Ensure customer satisfaction by providing them choice of properties and also be present at the point of sales by having tie ups with the developers and the key channel partners
Leadership & Teamwork
Ensure that frontline teams are adequately aware of the tie-ups that are being done. Constantly engage in team gatherings, occasional contests and also team bonding exercises.
Operational Effectiveness & Controls
Ensure timely approval of the projects so that no business is lost due to delays in approving the projects. Reduce the project approval time by ensuring better TAT from Risk and CCS functions.
Major Challenges
The job holder’s main challenge is to ensure the WPB business are aligned to the Strategic Plan targets. At the same time, he/she needs to exercise strict control over sales operations/sales teams and costs without compromising on service standards and quality of portfolio acquired. The Builder Alliance team member needs to act as a facilitator to the sales channel in terms of providing tools, levers and enablers to tap existing corporate relationships, to act on market & channel feedback in terms of proposition/ product improvements, assist regions in formulating & executing local strategies as well as ensuring discipline in sales planning & execution while providing avenues for learning & growth. The job thus requires a high degree of management planning, lateral thinking skills, interpersonal skills and change management.
Role Context
The Retail Banking environment has witnessed a sea change with aggressive marketing strategies adopted by competition both in retail liability and asset segments. Increased customer awareness has also resulted in demands for superior service and greater product offering differentiation. In the face of aggressive competition, increasing market share will require a sharply focused approach to Retail Banking, and the skill to sustain a high topline growth in a falling interest rate regime whilst maintaining a high portfolio quality and controlling costs to increase employee productivity. This is a feeder channel to the bank’s future growth and hence the role becomes extremely crucial.
Management & Leadership of Regulatory, Compliance & Operational Risk
Demonstrate leadership on Regulatory & Compliance matters. Maintain awareness of operational risk and minimize the likelihood of it occurring including its identification, assessment, mitigation and control, loss identification and reporting in accordance with section B.1.2 of the Group Operations FIM.
Observation of Internal Controls
Maintain and observe HSBC internal control standards, implement and observe Group Compliance Policy, including the timely implementation of recommendations made by internal/external auditors and external regulators. Foster a compliance culture and implement Group Compliance Policy by managing compliance risk in liaison with the Head of Group Compliance, Regional Compliance Officer, Area Compliance Officer or Local Compliance Officer, ensuring adequate compliance resources are in place and training is provided, and optimising relations with regulators
Requirements
Minimum Graduation or as required for the role, whichever is higher
Over 10 years of experience would be preferred.
Learning High Risk Clause
Mandatory to successfully complete Anti-Money Laundering and Sanctions training and post-course assessment, as required
